Spire Realty Group’s proposed tower at 400 Avenue of the Arts will have mixed-use elements anchored by office within the Spire master-planned district. WDG designed the building. The 21-story building will have 390K SF of office and 19K SF of retail within Spire Realty’s 12-acre site at the corner of Ross Avenue and Routh Street in the Arts District. The proposed master plan includes three office and retail buildings, a parking garage, a hotel, and a park, retail and multifamily mixed-use project. Dallas-Fort Worth News

KDC and Balfour Beatty topped out on Liberty Mutual Insurance’s new 1.1M SF regional campus at Legacy West. The $325M, 19-story campus has a medical center, full-service cafeteria, gourmet coffee bar, two large conference centers, two rooftop gardens, and more than 4,000 covered parking spaces. More Details On Craig Hall’s ‘Most Difficult Project Yet’

Over the last 18 months, NewQuest Properties has brought the 155K SF Carrollton Town Center to 94% occupancy. The center has 22 restaurants and retailers total in Phase 1. Phase 2 will have 43K SF across 5 acres and is preleasing now.
The center at the southeast corner of Old Denton Road and George Bush Turnpike is anchored by Chinese supermarket 99 Ranch Market. Five new leases for the center top about 13K SF.
California-based The Kickin Crab leased 4K SF for its first Texas store. Korea-based Rice Chicken leased 3K SF for its second North Texas location. Adding to the city’s Asian foodie destination, Frisco may get the third North Texas location, according to NewQuest. Too Thai Street Eats leased 3K SF, Churro Alley leased 2K SF and T-Swirl Crepe leased 1K SF.  
Phase 2 of the center will be anchored by 7K SF First Intercontinental Bank. Like Phase 1, it will be an Asian fusion-style project. Dallas-Fort Worth News

NewQuest's Carrollton Town Center Gets Occupancy To 94%

Before AmerisourceBergen signed 300k SF at Billingsley Co’s Austin Ranch in October, JLL swooped in to handle lease negotiations. JLL president Jeff Staubach repped AmerisourceBergen, but he didn’t do it owl by himself; managing director Greg Biggs, SVP Torrey Littlejohn and market director for the Carolinas Chase Monroe also repped the tenant. To sparrow AmerisourceBergen’s privacy, JLL and Billingsley called the deal Project Hawk until it became official. 

Partner Lucy Billingsley and SVP Marijke Lantz (who repped Austin Ranch in the deal) brought the JLL team a sweet tweet—treat, that is—in appreciation of their hard work in closing the deal.
