Owner Swire Properties uses waterless urinals, graywater flushing, and repurposes food waste as compost. Before AmerisourceBergen signed 300k SF at Billingsley Co’s Austin Ranch in October, JLL swooped in to handle lease negotiations. JLL president Jeff Staubach repped AmerisourceBergen, but he didn’t do it owl by himself; managing director Greg Biggs, SVP Torrey Littlejohn and market director for the Carolinas Chase Monroe also repped the tenant. To sparrow AmerisourceBergen’s privacy, JLL and Billingsley called the deal Project Hawk until it became official. 

Partner Lucy Billingsley and SVP Marijke Lantz (who repped Austin Ranch in the deal) brought the JLL team a sweet tweet—treat, that is—in appreciation of their hard work in closing the deal. Kaizen Development Partners closed construction financing and broke ground on phase one of its upscale office park in Allen, known as One Bethany at Watters Creek. The project at the northwest corner of Bethany Drive and Watters Creek Boulevard was designed by BOKA Powell. The initial phase of One Bethany at Watters Creek includes a 125k SF Class-A office building with a 570-space parking garage.

Aubrey-based JCM Tollway Partners sold the site. Henry S. Miller’s Jim Breitenfeld and Jim Turano repped SKRJ. 
The intersection is less than one mile away from Eldorado Parkway. Housing divisions such as Cobb Farm, Village at Cobb Hill and Estates at Cobb Hill flank the Tollway near the Longwood Drive intersection.
