The Deal Sheet

Another grocery store breaks ground Thursday. (This is the golden age of grocery shopping, when produce and meat counters were king.) This time, it’s Kroger Marketplace, which is the anchor and first phase of a community/regional-draw center at the southwest corner of SH-121 and Josey Lane.

Cencor Realty Services is the developer. The 123k SF Kroger Marketplace will serve the residents of the 2,500-acre master-planned Castle Hills community and surrounding areas. The center’s first phase will include the Kroger and 40k SF of in-line retail space located along SH-121, as well as several ground sites for a number of national restaurant concepts to be announced soon. (We could go for a Chili's, just a suggestion.) In addition to the Kroger, the 350k SF shopping center will have additional anchor space, freestanding uses, and small-shop retail and restaurant space, says Cencor EVP David Palmer. The project should open Q1 ’15 and will be leased by The Weitzman Group.

Ryder Integrated Logistics signed a 52k SF lease at 1200-1216 Trend Dr in Carrollton from EastGroup Properties. Lee & Associates’ Ken Wesson and Adam Graham repped the landlord. CBRE’s Shirley Laymance repped the tenant.

Fleetpride leased 60k SF at 2007 Royal Ln in Dallas. Cassidy Turley’s Frank McCafferty, Blake Anderson, Craig Wilson, Randy Cooper, Kris Knapstein, and David Eseke worked the deal.

TriGlobal Energy leased 13k SF at 17300 N Dallas Pkwy in Dallas. Jackson Cooksey’s Michael Quint repped the tenant, Cassidy Turley’s Ward Eastman represented the landlord, Hartman Income REIT.

PEG Bandwidth leased a 35k SF at 3505 Garden Brook. Megastar Realty’s Al Taghizadeh and Capstone Commercial’s Larry Robbins brokered the deal.

Xylem Dewater Solutions signed a 12k SF lease at 3001 Roy Orr Blvd in Grand Prairie from Contractors Access Equipment. CBRE’s Michael Chiocca repped the tenant. CBRE’s Kacy Jones and Steve Koldyke repped the landlord.

Lighthouse Distribution inked a 50k SF lease at 3801-3875 La Reunion Pkwy in Dallas from DCT LA Reunion. Lee & Associates’ Ken Wesson repped the tenant. CBRE’s Kacy Jones and John Hendricks repped the landlord. Kacy and John repped the same landlord for another 30k SF lease to Kenco Logistic Services in the same property. CBRE’s Steve Berger repped the tenant.

EXECUTIVE MOVES

Carissa Brown joined SRS Real Estate Partners as a senior associate. She will focus on tenant representation, landlord representation, and SRS Urban services. She joins SRS from Venture Commercial.

Ward Kampf joined Northwood Retail, a subsidiary of Northwood Investors, as SVP of leasing and strategy. He will be responsible for the strategy and leasing of properties managed and leased by Northwood Retail. Prior to joining Northwood Retail, he served in various roles at Glimcher Realty Trust.

Don Farmer joined Transwestern as managing director of its capital markets group. He will be responsible for the origination, structuring, and placement of real estate debt financing for Transwestern’s clients throughout the Central region. He comes from Financial Federal Bank, FL Advisory Group, and Bridger Commercial Funding.

Chris Burrow joined Henry S. Miller Brokerage’s investments/land division announces the addition of as VP. Chris began his real estate career in 1981 as an acquisitions analyst with the Miller Company’s real estate investment banking group.

Henry S. Miller’s HSM Dalcon development group added Jeff McKenney as VP. Prior to joining HSM, Jeff was a transaction manager at JLL where he managed land for multiple states on the BNSF Railway Co account.

The Hotel Association of North Texas named Cecile Fernandez as its new executive director. Most recently, she worked as district director for state rep Jason Villalba and served as director of community outreach and communications for former Dallas County commissioner Maurine Dickey.

Brett Kennedy joined Lincoln Harris CSG as VP and practice leader of the newly formed corporate real estate restructuring platform. He will provide strategic counsel and advisory services to growing and troubled clients. Prior to joining Lincoln Harris CSG, Brett was managing director at FourOaks Real Estate Advisors.

Verandas at Timberglen property manager Bradley Roschyk was named the Barbara MacManus Apartment Manager of the Year by the Texas Apartment Association. Bradley works for Berkshire Communities, the property management division of Berkshire Group.

Here’s some of The Real Estate Council Young Guns at the Stewpot’s Community Garden, which is the TREC Young Guns Foundation project this year. The project was funded by the Young Guns Casino Night proceeds. The community garden is a component of a larger project called Encore Park.

An LLC sold the 87-room Best Western Northeast Mall Inn & Suites at 8709 Airport Freeway in North Richland Hills to a private investor. Marcus & Millichap’s Chris Gomes and Skyler Cooper repped the seller. Chris also repped the buyer.

Liberty Bank of Arkansas sold almost 18 acres at the southeast corner of the Dallas North Tollway and the future John Hickman Parkway in Frisco to Stan Thomas of Thomas Enterprises. Stratford Group’s Andrew Prine repped the seller.

Leadership Hotels (Atlantic Hotel Group) purchased a three-acre tract at Spring Greek Parkway and Headquarters Drive in Plano. John T. Evans Co’s Craig Johnson repped the purchaser.

Pappas Harris Properties purchased Northgate Business Park 1 Buildings 11, 12, and 13 from Northgate Business Park. The 82k SF three-building office/warehouse complex is on four acres at Plano Road and Chartwell Drive in Dallas. There is currently a 6,000 SF vacancy for lease. TIG’s Matthew Hickey and Tom Smolik brokered the sale.

Midlothian Economic Development acquired 212 acres at the northwest corner of Hwy 67 and Miller Road for a new business park development. Colliers International’s Tom Pearson and Chris Teesdale repped the buyer. Shipman Cos’ David Shipman repped the seller.United Properties Southwest prez Gray Pickens will provide development management services. Pross Design Group’s Mark Pross will handle master plan layout and design for the park.

Jarrett Ouellette purchased a 17k SF building at 133 & 9025 Manufacturing St in Dallas. NAI Robert Lynn’s Robert Blankenship repped both parties.

Ritter Management sold the 96% occupied 47k SF Market Square at 5401-5465 N MacArthur Blvd in Las Colinas in an off-market deal. Carlisle Interests purchased the asset for an undisclosed price. CBRE’s Jennifer Pierson and Beth Pierson brokered the deal. Beth and Jennifer also repped the seller in the sale of the 15k SF Josey Rosemeade Shopping Center at North Josey Lane and East Rosemeade Parkway in Carrollton. Josey Rosemeade, an entity affiliated with Raywood Hasten, purchased the fully occupied asset. CBRE’s Adam Hedgpeth and Matthew Cutter provided financial and analytical consulting for the sale.

In our story about the annual births at Parkland Hospital yesterday, we got so excited about babies that we added an extra zero to the number. It should be around 10,000 births annually. Thank goodness we were wrong or we'd be at baby showers every weekend!
