Courtland Development broke ground on two new speculative industrial buildings at its 590-acre Mountain Creek Business Park. Mountain Creek 7 is 55K SF and Mountain Creek 8 is 100K SF. The properties will be on Merrifield Road, just off Mountain Creek Parkway, and with Interstate 20 visibility.

Tenants at the park include Kimberly Clark, Ulta, Chewy, Niagara Waters and Cummins Southwest.

Netscout Systems broke ground Wednesday on its new 145K SF office in Allen. The company will leasing the Class-A three-story building will open summer 2018.
Kazien Development Partners is developing this facility and One Bethany East next door. Both projects share the same architects and general contractor: BOKA Powell and Balfour Beatty. JLL represented Netscout and Kaizen Development Partners on this transaction.

HFF secured a $20M refinancing for a portfolio of eight Walmart shadow-anchored retail strip centers totaling 172K SF in various Texas cities. HFF worked on behalf of the borrower, N3 Real Estate, to place the three-year, floating-rate, non-recourse loan with two one-year extension options with Southside Bank.
 
The DFW properties include Hudson Oaks Corners Shopping Center at 200 South Oakridge Drive in Hudson Oaks and Ovilla Corners Shopping Center at 109 East Ovilla Road in Red Oak.

A Washington-state multifamily investor sold the 72-unit Villa Encanto Apartments at at 2850 Clydedale Dr. in northwest Dallas to a local buyer in an all-cash off-market transaction. National Apartment Advisors’ Sam Pettigrew represented the seller, OCF LLC, in a direct deal with Dallas Villa Encanto Apartments LLC.

Pioneer Natural Resources is an independent oil and gas exploration and production company with operations in the U.S. Since The 10-story headquarters will have a seven-story parking garage and be completed in winter 2019.

Grandscape inked three first-to-market concepts. Andretti Indoor Karting and Games leased 110K SF and will open in 2019 with more than 120 arcade games, a ropes course, racing simulators and a restaurant. Japanese restaurant Akira Back and Windmills Craftworks, a restaurant, beer, book and music concept hybrid, will both open in 2018.

Trammell Crow and joint venture partner PGIM Real Estate started construction on Phase II of 35-Eagle industrial park in Fort Worth. Three new buildings are planned for the 106-acre site: Building A, a 1.1M SF cross-dock warehouse; Building H, a 313K SF rear-load warehouse; and Building J, a 234K SF cross-dock warehouse. Completion for all three buildings is expected for late 2017.

KDC and Balfour Beatty topped out on Liberty Mutual Insurance’s new 1.1M SF regional campus at Legacy West. The $325M, 19-story campus has a medical center, full-service cafeteria, gourmet coffee bar, two large conference centers, two rooftop gardens, and more than 4,000 covered parking spaces. More than 4,000 Liberty Mutual employees will move in December 2017.

Construction of the $50M Kubota Headquarters has been completed in Grapevine. Hill & Wilkinson General Contractors constructed the 124K SF building near State Highway 121, an adjacent 62K SF research and development facility and a parking garage.

Corgan designed the buildings and CBRE was construction manager for the project.

IKEA will break ground next month on a fourth Texas store in Grand Prairie to open in fall 2017. 
MYCON General Contractors will serve as construction manager for the 290k SF project. GreenbergFarrow is serving as project architect. Segovia Retail Group helped select the site and broker the deal. Jackson Walker provided local land use counsel.

Stonelake Capital Partners will build Trinity Green, a $250M, 25-acre, urban residential district located along Singleton Avenue in West Dallas. At build out, Trinity Green will have 1,500 units and a 1-acre central park. 

This fall, Stonelake will break ground phase 4 at Trinity Green, a 324-unit Class-A apartment project, with Wood Partners. Alta Trinity Green will deliver first units in the spring of 2019.

Colliers International sold Banner Place at 12660 and 12770 Coit Road in Dallas. The 12-story, 286K SF office towers were 70% leased when sold. Colliers’ Creighton Stark and Chris Boyd represented the seller, Gaedeke Group. Mark Jordan of JP Realty Partners purchased the property. This is the second property JP Realty Partners bought in Park Central. They purchased North Central Plaza III in 2012.

Maxwell Drever’s The Drever has completed the largest abatement and demolition project in Texas history and is now beginning build out for the 50-floor mixed-use development Downtown. After months of demolition, 5.6M SF of material including 50,000 linear feet of ductwork was removed during a process that spanned a total of nearly two years.

Walsh, a new 7,200-acre neighborhood under development by Republic Property Group in Fort Worth, Texas, will be the first community in the U.S. to be built from the ground up around a dedicated makerspace.

The collaborative workspace will have public access to tools and training in manufacturing for children and adults. The Makerspace at Walsh will debut with a woodshop, computer design software and 3D printers, laser cutters, robotics and an electronics lab.

The automotive repair company will open new offices at Galatyn Commons, at 2375 North Glenville Drive in Richardson. The new home office will house 170 Service King employees, who will be relocating from the company’s current home office in Richardson’s Tower 2600.

The Rolex Building is being designed in by HDF and Tokyo-based Kengo Kuma & Associates. This seven-story building features 137k SF, including 56k SF of office spaces. Landscape architect Sadafumi Uchiyama designed an outdoor Japanese-inspired tiered garden.
