The 10 DC Buildings Under Contruction With The Most Available Office Space

It's no secret that there's a flight to quality office space in DC. All around the nation's capital—from Capitol Crossing to The Wharf and everywhere in between—office buildings are being redeveloped or built ground-up into trophy buildings with amenities to attract tenants. For companies looking for new space in the District in the next few years, there will certainly be no shortage. Based on data from Cushman & Wakefield's Q2 office report, we ranked the 10 upcoming buildings with the most available space.

Capitol Crossing: 250 Massachusetts Ave NW

Capitol Crossing, a $1.3B development over I-395, reconnecting Capitol Hill and the East End, broke ground in May 2015. The larger of the project's first two office buildings, 250 Massachusetts Ave NW, has two towers each with roughly 40k SF floor plates on floors 1 through 4, with floors 5 through 12 having floor plates of 25k SF in the north tower and 21k SF in the south tower. It also has a 2,600 SF penthouse and four below-grade levels of parking. It also has a fitness facility and an on-site day care center, and will feature 27k SF of ground-floor retail.

Capitol Crossing: 200 Massachusetts Ave NW

Capitol Crossing's other upcoming office building, 200 Massachusetts Ave, began to go vertical last month and will deliver before its neighbor. It features the same amenities as 250, and also includes 25k SF of ground floor retail. 2000 K St NW

Tishman Speyer purchased this eight-story office building in December 2013 for $89M. The developer added four floors on top, roughly 20k SF each, and combined it with the adjacent 2001 Pennsylvania Ave building for zoning purposes. It also replaced the granite exterior with a glass façade and added a fitness center, a roof deck and a new lobby.

Skanska's new $55.7M Capitol Riverfront office building near Nationals Park has 11 floors of roughly 22k SF each. It will feature two restaurants: a 5k SF Circa and a 3,400 SF Open Road. Considering how some office developers have abandoned the Capitol Riverfront of late, Skanska's decision to build 99 M on spec is the definition of high-risk, high-reward.

Alexander Court: 2001 K St NW

This major redevelopment will connect Rockrose's 2000 L St NW and Spitzer's 2001 K St NW with a 12-story atrium. The building includes 800k SF of total office space, though much of it is already occupied. The JV has been on a roll in the last month, landing a major new tenant, Cornerstone Research, and renewing and expanding an existing lease with law firm Paul, Weiss.

1800 K St NW

Deutsche (formerly RREEF) acquired this K Street building in 2006 for $98M and decided to give it a $40M transformation. The renovation will add a glass façade, a redesigned lobby and a fitness center. It is expected to reopen soon and has several suites available in the $70/SF range.

Hine School: 700 Pennsylvania Ave SE

The JV is transforming the former Hine Junior High School on Capitol Hill into a mixed-use development featuring an office building, 158 residential units, and 60k SF of retail, anchored by a Trader Joe's. The project faced years of legal challenges from community members before being approved in 2012.

The Wharf: 800 Maine Ave SW

One of the two office buildings at The Wharf, the Class-A 800 Maine is already 30% pre-leased. The American Psychiatric Association signed on for 63k SF last July, lobbying shop Van Scoyoc Associates leased 21k SF in May, and MakeOffices signed a 45k SF lease in June. Its neighbor, the trophy 1000 Maine, has yet to go vertical or begin pre-leasing but will have an additional 250k SF of available space.

Uline Arena: 1140 3rd St NE

Douglas is redeveloping the old arena where The Beatles, the Rolling Stones and Bob Dylan once played into a mixed-use building. In addition to its own HQ, where it has also signed Dutch firm Regus to open its Spaces co-working concept, it will have 70k SF of retail, anchored by a flagship REI.

  • Available Space: 125k SF

This 11-story office building on the George Washington University campus will feature a Gensler-designed glass façade sculptured in a wave pattern. On the ground floor, it will have 10k SF of retail plus a fitness center. Skanska started the construction process on spec, but soon after signed law firm Cleary Gottlieb to anchor the 250k SF project with a 115k SF, five-floor lease.
