The Real Estate Council’s Associate Leadership Council, in association with The Real Estate Council Foundation, has partnered with Boys & Girls Clubs of Greater Dallas to rehab its East Dallas Club as the ALC's 2014 community service project. A $40k grant provided by The Real Estate Council Foundation, in addition to $75k in projected funds raised by the ALC. Construction started in January with completion slated for late spring. This location is often used for the organization’s donor tours, fundraising, and community events while serving 100 to 130 children daily with educational programming.

SALES

In a series of six transactions, Pulte Homes acquired 42 acres on the northwest quadrant of Main Street and FM 423 in Little Elm for a single-family development. Venture Commercial’s Edward Bogel and David Davidson Jr represented buyer and sellers (six owners and 10 land tracts). In another deal, the duo repped the buyer, Centurion American in its acquisition of 23 acres at the northeast corner of Legacy Drive and FM 1461 in Prosper. Edward and David also represented the seller, a family trust.

Casner Consolidated purchased a one-acre tract, with a long-term ground lease to 7-Eleven, at 3330 Legacy Dr in Frisco. JLL’s Paul Whitman, Lance Taylor, and Alex Whitman represented the seller, Legacy Warren Partners. Stan Johnson and Co’s Ed Breslin represented the purchaser.

Dearborn Land Investment purchased four acres of land on the north side of I-30 across from AT&T Stadium in the 1400 block of Wet N Wild Way in Arlington. JLL’s Pat McDowell represented the seller, Arlington Land Associates. Camargo Realty’s Fernando Camargo represented the purchaser.

2450 Handley Ederville purchased 22k SF of industrial space in Fort Worth. Transwestern’s Jeff Givens and Ben McBroom represented the seller. Jeff, along with colleague Joe Rudd repped the seller of 17k SF in Grand Prairie to 1820 High Prairie.

Red Dragon Properties acquired 6.85 acres of a 10-acre tract at 39490 LBJ Freeway from Chacon Autos. Bradford’s Karen Simon represented buyer and seller.

Neal Mehta sold a 10k SF building at 11464 Harry Hines in Dallas to be turned into a wholesale outlet for OM Imports. Henry S. Miller Brokerage’s Jim Turano represented the owner.

Spagnola Investments sold a 12k SF building at 2160 W. Princeton Dr in Princeton to American Composite Products. Lee & Associates’ Nathan Denton, George Tanghongs, and Brett Lewis represented the seller. The buyer was represented by Coldwell Fisher Realty’s Duane Fisher.

Dowdle Real Estate prez Lynn Dowdle worked three sales. In the first deal, Fairview Farm Land Co sold 2.5 acres on Central Expressway just south of Parker on the west side to Golden Corral. Lynn repped the buyer. She also repped the buyer, Savoy Plano Hotels, in the acquisition of almost three acres next door to the Golden Corral site for a new Fairfield Inn and Suites by Marriott. The seller was, again, Fairview Farm Land Co. Lynn repped the seller, Rosemeade Equity Partners, in an almost two-acre sale to Kaar Investment at Lake Vista and 121 in Lewisville. The site will be a dental office.

LEASES

JC Penney signed a lease renewal at its 420k SF distribution center located at 1650 S. Hwy 67 in Cedar Hill. JLL’s Nathan OrbinMelissa HollandKurt Griffin, and Greg Matter represented the tenant. The landlord, AP Cedar Hill, was self-represented. Colgate Oral Pharmaceuticals signed a 68k SF lease renewal at 14335 Gillis Rd in Dallas. JLL’s Bo Bond and Forshey Hoobler represented the tenant. Holt Lunsford Commercial’s Scott Moore and Josh Barnes represented the landlord, MP Acquiport Industrial.

Pilot Freight Services leased 62k SF in ProLogis DFW Corporate Center at 2611 Regent Blvd in Dallas, from ProLogis Targeted US Logistics Fund. Bradford’s Joe Santaularia, and Dallas broker Todd Lambeth represented the tenant. Mitch Pruitt, ProLogis' in-house broker, and CBRE’s Steve Koldyke represented the landlord.

Puritan Financial Cos leased 12k SF at 5085 W Park Blvd in Plano. Transwestern’s Dave Besserer and Breck Besserer represented the tenant.

Fluor Enterprises leased 18k SF at 5001 Spring Valley Rd in Dallas. Transwestern’s Kim Brooks, Justin Miller, and Scott Walker represented the landlord.

EXECUTIVE PEOPLE

Boyan Radic joined Greysteel Texas as managing director and practice leader of the firm’s multifamily division.

FINANCE

Centerline Capital Group provided a $3.8M Fannie Mae DUS loan for the acquisition of the 128-unit Candlelight Park Apartments garden-style apartment community at 1402 Acton Ave in Duncanville. The borrower is VSP Candlelight and the chief sponsor is Rajesh Gupta. The property will be managed by Myan Management Group. The loans were closed by members of Centerline’s Chicago office with Adam KlingherFelicia Bell, and Robert Washington on the team.
