San Francisco-based artificial intelligence startup Foundry Robotics has left its modest 8K SF headquarters in Mission Bay for a much larger facility in the East Bay.
Foundry Robotics moved into a nearly 126K SF facility at 1650 65th St. in Emeryville, the San Francisco Business Times reported.
Longfellow Real Estate Partners repositioned the building in 2022 as a research and development and life sciences property that was to be part of a much larger redevelopment plan for an office and lab campus in Emeryville’s Shellmound district.
The building, dubbed Atrium Labs, included a new lobby, atrium, entryway, landscaping and roofing, but it was never occupied, as the bottom fell out of the life sciences real estate sector in roughly 2022.
The life sciences property sector continues to struggle nationwide. Vacancy in the third quarter of 2026 remained north of 40%, CBRE reported. Longfellow had entered into a long-term ground lease with PSAI Realty, but that lease was terminated in 2024, the SFBT reported.
An affiliate of Graymark Capital acquired the property in May for $26.9M. PSAI purchased the building in 2019 for $51M. The building offers 6,000 amps of power, an important caveat for AI robotics startups such as Foundry Robotics. The company was founded in 2025 by Adarsh Kulkarni, former head of robotics for San Francisco-based Scale AI.
Foundry Robotics in early Q2 raised $19M in seed and follow-on funding and targets the defense, energy and battery storage industries.
Despite its high vacancy, Emeryville posted the second-highest asking rents for R&D space of any East Bay submarket in Q3 at $4.91 per SF, CBRE noted.
Berkeley led the East Bay market at $6.24 per SF, with Oakland, Richmond, San Leandro and Union City trailing well behind at less than $2 per SF.
