Six Developers Vie For Port Harbor Island Redevelopment

The bidding process has closed for the 57-acre Harbor Island redevelopment, with six developers submitting proposals for the region’s largest waterfront redevelopment opportunity, one of which includes a $2B, 700k SF aquarium and vertical farm complex and another a local history dinner theater.

Located across from Lindbergh Field, the site includes part of Harbor Island and rental car lots along Harbor Drive, which generate $2.3M annually for the port.

Bidders include:

  • Locally based Janez Properties, a real estate consultant

  • Locally based residential and commercial developer OliverMcMillan

  • Pacific Coast Historical Dinner Show, an Imperial Beach startup

  • Locally based Sunroad Enterprises, a developer of car dealerships, marinas and other commercial projects

  • Dallas based Topgolf International, which operates golf entertainment complexes

  • Tripp Development, a developer of residential and commercial projects based on the central coast.

The San Diego Unified Port District staff is expected to select finalists to interview next week, but could reopen bidding for a second round. The agency expects whatever project is selected to generate more revenue for the Port than is now collected from rental car companies, according to the San Diego Union Tribune.

Whatever is built will require extensive environmental review and approval by the port board and California Coastal Commission and probably won’t open before 2020.

The agency requested bidder proposals include: one or more hotels, a new port HQ building, office space for military or maritime businesses, new parkland, and retail and restaurants. [SDUT]
