A Denver developer plans to build a food hall, beer garden and entertainment venue north of Burnham Yard, the preferred site for a new Denver Broncos stadium, and do so years before the stadium opens.
Denver-based Thrive Development Co. plans to convert two industrial buildings at 1701 W. 13th Ave. into a 14,700 SF food hall and venue with four kitchen stalls, a bar and a self-pour wall. Redevelopment plans also call for a 19,100 SF outdoor beer garden and kitchen and a 15K SF coworking building at 1350 Shoshone St., the other building on the property, according to an email from Thrive Development.
The food hall and venue are expected to open in the fourth quarter of 2027, years before the Broncos stadium's planned opening in 2031, Thrive Development said.
A formal site development plan was submitted to the city in April 2025. A commercial permit request was submitted in May 2026.

The local developer is looking for an operator to run the food hall, beer garden and entertainment venue in Lincoln Park. The request for proposals for the project, called Lincoln Station, is open until Nov. 24.
The nearly 1.6-acre property is owned by 13th Holdings LLC, an entity tied to Thrive Development Co. The company purchased the property for approximately $4.7M in 2022, according to property records.
Thrive Development was also behind Strive Workspaces in LoHi and The Ellery at Sloan’s Lake, a 27-townhome rental project.
The RFP comes days after Denver released a draft of the small area plan for Burnham Yard. The plan addresses building heights and transit in addition to marking about 150 acres for the stadium and 700 acres for future redevelopment.
