Comverse has renewed its lease on 86k SF US HQ in Digital Realty Trust?s 100 and 200 Quannapowitt Parkway buildings in Wakefield.

Most of the space is in Building 200, a two-story 210k SF office and flex building being redeveloped to include 60k SF of raised floor, state-of-the-art data center space. Jones Lang LaSalle'sTamie Thompson and Dan Cordeau repped Digital. Richards Barry Joyce & Partners represented the tenant.***Zoll Medical leased an extra 40k SF to expand its HQ to 220k SF at the Quorum Office Park in Chelmsford. FHO?s Michael Daltonand Brian Hines repped Zoll, a technology and equipment developer. Landlord Boston Properties' Stacey Baker negotiated for their side.

DynamicOps has subleased 37k SF at One Wall Street in Burlington from Openwave. Colliers represented the subtenant. One Wall Street, the flagship building in the Burlington Office Park, is a 192k SF Class-A office building. It is owned and managed by The Gutierrez Co. The sub-landlord was repped by NAI?s suburban leasing group: James Boudrot, Brendan Daly, Evan Gallagher, Stephen James, and Michael McCarthy.

Affinova has leased 22k SF at 265 Winter Street in Waltham. Richard Barry Joyce?s Jon Varholak and Ron Friedman repped the tenant. Wyman Street Advisors? Charles E. ?Chip? Batcheldernegotiated for the landlord Hobbs Brook Management.

Landlord Bolton Street recently leased 11.5k SF at 85 Bolton Street in Cambridge, now called the Walden Square Science Center, which has robust lab facilities for below-market rental rates. Newmark Knight Frank's Ryan Weber and Christopher McMahon repped the landlord. Tetragenetics, an early stage biotech company leased 9,000 SF repped by Cushman & Wakefield. Ligon Discovery, another biotech company leased 2,500 SF with Newmark Knight Frank representing both parties in the transaction.

Lynch Brewer Hoffman & Fink leased 7,964 SF at 75 Federal St to relo from 101 Federal St. The two buildings share a lobby and are owned by Chicago-based Transwestern Investment Co. Lincoln Property's Roberto Magno repped the tenant, while Cushman & Wakefield's Tim Bianchi and Gil Dailey were at the table for Transwestern.

Gnarus Environmental Services leased 7,000 SF at 275 Wyman St in Waltham to accommodate its growth. T3 Advisors repped the tenant and Wyman Street Advisors? Bob Borgman represented the landlord, Hobbs Brook Management.

Sales

Hostelling International sold 12 Hemenway St. for $4.7M to Hemenway Realty Ventures and will lease back the 22k SF building for about 18 months while construction on its new 450-bed building in the Theater District is completed. Colliers International's Leigh Freudenheim repped the seller and buyer.

Assignments

BOND Civil & Utility Division, has been hired by a wind energy developer, Iberdola Renewable, to build the 30-megawatt Hoosac Wind Power Plant?s initial infrastructure. The project in the towns of Florida and Monroe includes 20 General Electric 1.5MW wind turbines with 65-meter towers, 77-meter diameter rotors and ancillary systems. When complete, the 20-turbine array has the capacity to power approximately 9,500 homes in the region, and will be the largest wind power facility in New England. BOND will perform and manage the land clearing, environmental controls, access roadways, drainage systems, and the farm?s operations and maintenance facility.

Margulies Perruzzi Architects, Gilbane?s Special Project Group and Integrated Interiors are jointly providing design, consulting, and construction services for Interaction Associates new Bostonoffice in the Seaport Center on Fargo Street. The new office will also house the nonprofit sister organization, the Interaction Institute for Social Change. Margulies Perruzzi Architects provided interior architecture and design services, and Gilbane?s special project group provided construction management services for this fast-track project. Integrated Interiors provided raised flooring materials for a large portion of the 11k SF project.

People

Lisa Nickerson has joined Campanelli Cos as senior director of marketing and business development. The former principal of Nickerson PR has 16 years of real estate industry experience, starting as a licensed broker while she attended Boston College. Campanelli had been a Nickerson client for several years. Allyson Quinby, Lisa?s associate at Nickerson PR, has also joined Campanelli as marketing coordinator.
