The Village At Seven Pines Reveals Retail Lineup Ahead Of 2027 Opening

Regency Centers has confirmed 23 tenants for The Village at Seven Pines, its 250K SF open-air center under construction at Interstate 295 and Butler Boulevard in Jacksonville, Florida. The center is 74% leased and committed, Regency said, with initial tenant openings scheduled for 2027.

Anchored by Publix, the confirmed lineup includes grocery, chef-driven dining, boutique fitness, wellness, home, fashion and specialty retail. The center will serve as the commercial centerpiece of Seven Pines, a 1,000-plus-acre master-planned community on Jacksonville's Southside.

In addition, Regency Centers will relocate its Jacksonville corporate headquarters to the development upon completion.

“Relocating our headquarters here reflects our confidence in the project, in this community and in Jacksonville's future,” said Chris Widmayer, Regency managing director of investments for the Southeast.

About The Property

When Bisnow first reported on The Village at Seven Pines in January, the development was just getting underway: Construction was imminent, approximately 40 retail spaces were planned, and a merchandising vision was taking shape. Less than a year later, the roster is largely set.

At 74% leased, the center is well positioned for its opening year, said Patrick McKinley, senior vice president and senior market officer at Regency Centers.

“Every tenant in this lineup was chosen because they are excellent operators that will provide a compelling reason to visit The Village,” he said.

McKinley explained that the grocery anchor and service tenants will drive daily traffic, while the dining program, fitness operators and wellness tenants will create activity throughout the day and evening. Home and lifestyle brands will draw from a regional trade area.

“Intentional merchandising that combines the needs of the area with top-notch operators is a good recipe for long-term success,” he said.

Three Williams-Sonoma Inc. concepts will open at The Village at Seven Pines: Williams Sonoma, West Elm and Pottery Barn Kids. All three exited the Jacksonville market when their previous landlord reallocated their spaces. McKinley said their collective return to the Southside at a single open-air center is a sign of confidence in a trade area with strong household incomes and limited comparable retail options.

In addition, he said the center’s dining program is designed to encourage dwell time, with a lineup that leads with Ember & Iron, a chef-driven steakhouse and wood-fired concept founded in St. Augustine, Florida.

McKinley also said the center will reveal the tenancy of a nationally recognized fine-dining concept in coming months.

Seven Pine’s health and fitness options will include:

  • Yoga Joint, Florida's premier hot yoga and fitness studio chain

  • Solidcore, bringing its reformer-based full-body strength training to Jacksonville for the first time

  • Sweathouz, adding infrared sauna and wellness recovery services to the fitness cluster

  • RE Spa, providing luxury skincare, aesthetic treatments and massage therapy

  • Sophia Avera Salon & Spa, offering full-service hair, beauty and spa services

  • Imperial Nails Spa, which will nearly double in size from its existing Regency Centers location at South Beach Regional

  • Bold City Eye Institute, offering comprehensive and specialty eyecare
