CBRE Investment Management has completed the redevelopment of one section of Amsterdamse Poort, a retail and residential complex in Amsterdam Zuidoost, and started work on the project's next phase.
The redevelopment is part of a wider project to transform the area into a more sustainable, future-proof hub for residents, entrepreneurs and visitors. Amsterdamse Poort, which opened in 1986, was one of the first large-scale shopping centers built outside Amsterdam’s city center.

CBRE IM has owned the shopping center, and surrounding properties, since it opened.
The retail center, which consists of 150 commercial units, has been divided into clusters, which are being renovated one by one to meet modern retail requirements and accommodate larger commercial concepts.
In total, the redevelopment project spans 15,000 square meters of renewed retail and hospitality space in Amsterdamse Poort. All commercial units in Cluster 3 now have new storefronts, designed by architecture firm Rijnboutt, and have been upgraded to meet sustainability standards.
The next phase, Cluster 2, is set to start in 2028 and includes an extensive renovation of the block, creating more space for new commercial units such as bars and restaurants, alongside entertainment, sports and recreation. It also includes moving the Lidl supermarket to Cluster 7 and renovating the parking garage P21.
“We are investing not only in the quality of the buildings and public space, but, more importantly, in an area where people enjoy visiting, spending time and meeting one another,” Bas Buvelot, director of asset development at CBRE IM, said in a statement. “In this way, we are working together to further develop Amsterdamse Poort as the beating heart of Amsterdam Zuidoost.”
In addition to more retail and entertainment options, the redevelopment includes around 660 new homes across several buildings, including Block 3 on Hoogoorddreef.
Designed by BurtonHamfelt Urban Architecture, the building will combine rental apartments in several price segments, space for community and commercial activities, and a public parking garage with more than 400 spaces.
Offering approximately 2,000 homes in total, the Amsterdamse Poort area will see an additional 1,100 residential properties, including social housing, midmarket rentals and private-sector homes, delivered by 2030 by various developers, including CBRE IM.
