Yesterday was a picture perfect day in Lower Manhattan—not only did 250 readers join Bisnow for our “The World Trade Center and Future of Downtown” event at 7 WTC, but Getty Images announced it inked a 15-year, 83k SF lease at One Hudson Square.

Now Trinity Real Estate’s 1.1M SF building is 100% leased, and the stock image firm joins a slew of other creative, media, and entertainment companies increasingly making their way Downtown (Viacom, New York Magazine, PR Newswire, Epoch Films, CBS Radio East, and WNYC are only some of the tenants taking space in the Hudson Square ‘hood.) It’s at a nice price: One Hudson Square’s only asking $50/SF. Newmark Knight Frank’s Brian Waterman,Lance Korman, Daniel Levine, and Matthew Feigen repped Getty, while Trinity was repped in-house by Marc Packman and Cushman & Wakefield’s Robert Constable, Andrew Peretz, and Mikael Nahmias.

Hudson Square’s not the only place feeling Downtown’s momentum. RFR Realty’s AJ Camhi (center, with colleagues Steve Morrows and Ryan Silverman) tells us 17 State Street has quietly leased over 100k SF in the past year and has 40k SF in six deals pending. Half of the tours are Midtown tenants looking to save money while upgrading from an average Midtown building to a trophy property, he says. The 42-story glass tower includes new high-end pre-builts, a newly renovated outdoor plaza, almost column-free floorplates, and can accommodate tenants from 2,500 to 30k SF. Bonus: views of the harbor, Lady Liberty, Ellis Island, and Battery Park. Who needs a double-decker tourist bus?

Madison tells us that ICSC will be launching a global educational study with 40 members from around the world, visiting shopping centers in New York City, New Jersey, and Pennsylvania (making a Lower Manhattan stop in early March).
