Cigna Inks Lease At Colorado Center

Colorado Center Tower 3 Is An Eight-Story Office Building Above A Six-Story Garage Podium.

Global insurer and health service company Cigna has signed a 135,800 SF lease for its regional headquarters in the recently completed Tower 3 at Colorado Center.

Cigna joins law firm Ogletree, Deakins, Nash, Smoak & Stewart, which is leasing 19,900 SF in the building.

Cigna will relocate more than 1,000 employees to five full floors in Tower 3, taking advantage of 27K SF floor plates with floor-to-ceiling glass windows that have views of the Rocky Mountains and the Denver skyline. The building also has a 5,300 SF rooftop terrace for company functions and employee use.

“Our new home at Colorado Center is a significant investment in our Colorado workforce and affirmation of our continued momentum in the Mountain States region,” Cigna Mountain States Market President John Roble said in a statement. “Colorado Center is a fantastic 21st-century facility that will provide collaborative workspaces and first-rate amenities that will enable our employees to better serve our clients and customers.”

Developed by a joint venture between ASB Real Estate Investments and Lincoln Property Co., Tower 3 is a 227K SF, eight-story building above a six-story garage podium with ground-floor retail space. It is the latest phase of Colorado Center, which includes Dave & Buster's, a United Artists IMAX theater and 720K SF of office space among the three towers. The Colorado Station stop of the Regional Transportation District’s light-rail system is on the site at the intersection of Interstate 25 and Colorado Boulevard.

Lincoln and ASB also plan to build a 12K SF food hall addition to Colorado Center’s retail space that will include 11 vendor stations for local, chef-driven concepts, a live performance venue and an outdoor plaza. Construction is scheduled for completion next year.

“Both Cigna and Ogletree Deakins were attracted to Colorado Center by our central location, mass-transit options and cutting-edge design, not to mention the new food hall amenity, which [taken] altogether will provide their employees with one of the most desirable work environments in the entire Denver market,” Lincoln Property Senior Vice President Scott Caldwell said in a statement.
