Greenberg Gibbons Commercial Corp. is planning an $8M to $12M renovation of Reisterstown Shopping Center, with construction to begin late this year or early next year. It is one of several Baltimore County shopping center upgrades the Owings Mills developer has in the works.

Greenberg Gibbons purchased the 167K SF center last year and will add more parking, a new roof and façade, and landscaping.

“We’re redeveloping the entire center, with new anchor tenants to create a more vibrant shopping center,” Greenberg Gibbons CEO Brian Gibbons said.

The developer is looking for a conventional grocery store to replace the 42K SF Mars that closed last year, Gibbons said. The center has an additional 10K SF that is empty and could add 24K SF on a pad site, which the developer would fill with retail and fast-casual and full-service restaurants. Planet Fitness, Dollar Tree and Rite Aid are among the current tenants at the mall, located on Reisterstown Road near I-795.

The makeover continues Greenberg Gibbons’ tradition of upgrading Baltimore County shopping centers with modern finishes and strong anchors. The developer often relies on extensive landscaping, new materials and an outdoor plaza to draw more foot traffic at a time when many retailers are struggling and closing their doors. Gibbons said at a recent Bisnow panel that retail outlets need to offer experiences to motivate shoppers to leave the house.

The developer's $20M contemporary makeover of the Shops at Kenilworth continues. By early next year the Towson mall will add 10K SF, which will include two restaurants connected to the mall via an outdoor plaza and possibly a food market.

Iconic local women’s boutique Ruth Shaw recently said it will move to the Shops in Kenilworth this fall. Trader Joe’s, Kenilworth Wine and Spirits, jewelry store Amaryllis, surf shop Quiet Storm and ZenLife Yoga Boutique and Juice Bar are among the newly opened shops. Hardware store Stebbins Anderson and clothier Jos. A. Bank anchor the center, which will get more shops this summer.

After acquiring a majority interest in St. Thomas Shopping Center in October, Greenberg Gibbons is planning to spruce up the 104K SF strip mall in Owings Mills with new landscaping and façade. Work on the fully leased center will begin early next year and cost around $2M, Gibbons said. Lynne Brick’s Fitness, Pet Valu, Starbucks and Giant all have stores there.

The company is currently working with civil engineers to discuss the scope of the project, which will likely include new canopies, signs and landscaping.

“We’re going to spruce it up to make it look like Foundry Row,” Gibbons said.

That shopping center is just south of the Wegmans-anchored $140M Foundry Row outdoor mall, at the site of the former Solo Cup factory. Greenberg Gibbons is talking to prospective retailers to fill the 35K SF vacated by Sports Authority and has another 12K SF of vacant space beyond that.
