STARS ALIGN AT HARBOR POINT

Constellation/Exelon's new HQ may not be as nifty to show to your kids as Orion and his belt, but the energy firm's decision on a HQ site removes a big variable from the Downtown office market—and a big brownfield from the waterfront.
Yesterday afternoon, the firm chose Harbor East Development Group to build at Harbor Point (the old Allied Chemical site, above, is the Baltimore Chrome Works facility there, built in 1845 and closed in 1985) between Fells Point and Harbor East. The contract is pending a lease agreement between Exelon and the developer, and Exelon's merger with Constellation still needs to close. The site can hold as much as 370k SF with 30k SF floor plates, a 70k SF trading floor (energy and its unique demands), and 2014 occupancy. SmithGroupJJR will handle interior design, RTKL engineering, and GreenShape LEED consulting.

Toby Bozzuto—of Bozzuto Development Company—is currently building the nearby Union Wharf apartments in Fells Point (that's him and his father Tom Bozzuto at the groundbreaking in December). Bozzuto also developed Harbor East's Spinnaker Bay with H&S Properties and manages The Promenade there. Toby tells us he is thrilled for H&S and looks forward to the benefits the project will bring to the entire downtown Baltimore economy. He describes this news as further evidence that his perennial enthusiasm for Baltimore City is justified.
