A Denver-based co-working outfit is the latest to enter the Atlanta market. This time, though, it is debuting in the suburbs.

Office Evolution has inked a deal for nearly 10K SF at Parkway 400, a two-building suburban office park in Alpharetta that is a short distance from the Avalon mixed-use project, the Atlanta Business Chronicle reports.

Office Evolution CEO Mark Hemmeter said its suburban office strategy is deliberate, and it focused on ground-floor office spaces near major roads and amenities, free parking and areas with lots of professionals.

The Atlanta operation — a franchise of the Denver company — is seeking up to 10 locations in the Metro Atlanta area over the next five years, including the next few focused primarily in the north and northeastern parts of the metro area, the ABC reports. Hemmeter told the paper it could eventually open urban locations in places like Buckhead and Downtown Atlanta.

Other co-working operators have typically started within Atlanta's urban office core.

This is the latest co-working entry into Atlanta. New York-based Serendipity Labs just inked its first Atlanta deal at Three Alliance Center in Buckhead with plans for more than 15 other locations. And local real estate executive Gene Kansas is transforming a historic Downtown Atlanta building into a co-working operation called Constellations.

In the meantime, big players continue to make inroads in the metro market, including WeWork, which recently secured its second Buckhead location at Terminus 100, and Industrious, which recently signed a lease in Central Perimeter at 7000 Central Park, its first suburban office location here.

Due to its suburban setting, Hemmeter said Office Evolution has to be more efficient, with centralized billing, technology and call center, the ABC said.
