Samuel Rudin, the grandfather of current Rudin patriarch Bill, uttered one of the most famous quotes in the history of New York commercial real estate: “If you can't get there by subway or ferry, we don't want to own it.”
A look at the family’s current holdings suggests subsequent generations have heeded Sam’s advice. The family owns 3 Times Square, which straddles the subway system’s biggest confluence of lines, as well as 32 Sixth Ave., which is served by eight different subway lines.
In recent decades, the push to be near waterfront has meant a development boom similar to the frenzy the subways created early on. The Rudins have adapted and are co-developers of Dock 72, a 675K SF office building rising on the East River waterfront in the Brooklyn Navy Yard. — Scott Klocksin
