Introducing Galleria at Cherry Creek, a pair of office towers in the Glendale suburb of Denver that have been reimagined for modern tastes. A great option for companies looking for value or to leave downtown Denver, this completely renovated complex, flooded with natural light, is located on the highly trafficked Colorado Boulevard. The location and the property’s shimmering, gold-tinted exterior make it highly recognizable, offering signage and branding opportunities.

ABOUT THE ASSET

Following an $18M building restoration, Galleria at Cherry Creek offers small suites and full floors, as well as private and open offices, and includes a range of shared spaces for work and socializing. Many of the spaces feature mountain views or exposure to the bright, reimagined lobby atrium.

Enlisting Alan Colussy Architecture to spearhead the redesign, owners paid close attention to sustainability and wellness with eco-friendly features such as LED lighting, zero-volatile organic compound paint throughout, rainwater harvesting, improved glazing for thermal performance, increased natural light and bike storage.

“Ownership embraced unique design ideas such as the addition of a floor to create an executive boardroom and replacing an existing outdoor wall with glass to create access to a new rooftop patio,” said Dan Beer, director at Cushman & Wakefield and the property’s leasing broker. “It’s such a dynamic space. Replacing all the skylights with new glass and enormous folio lights in between has created so much light and an incredible space for entertaining in the building, as well as outdoor space to unwind.”

Amenities include a new conference center, new locker room with showers and a Pilates studio. A breakfast and lunch cafe that doubles as a happy hour gathering spot serving beer and wine is coming soon.

The renovation is yielding results: In the last six months, 11 tenants have signed leases for over 30K SF.

“The renovation project has expanded tenant interest across the Denver Metro region from Cherry Creek, downtown and the Tech Center,” Beer said. “Tenants have been blown away by the beautiful and thoughtful design.”

ABOUT THE NEIGHBORHOOD

The two towers sit conveniently next to CitySet, the mixed-use hotel and restaurant destination. Its location at 720 S. Colorado Blvd., adjacent to the Cherry Creek neighborhood, is also highly accessible to other retail, services, hotels and recreation and dining options, such as the Cherry Creek Mall and the Belcaro Shopping Center. Colorado Boulevard itself is a major north-south thoroughfare of east Denver. In addition, Galleria at Cherry Creek is served by a public bus stop in front of the building.
