Madison Partners Lists Net-Leased Verizon Wireless Building, Opportunity Calls

Madison Partners recently announced its intent to sell a single-tenant net-leased property at 305 Greenville Blvd SE in Greenville, NC. The offering is comprised of a 4,790 RSF retail building and 1.5 acres. It is 100% leased to a high-performing Verizon Wireless store on a net-net basis through June 2023.

The building features this rare corporate lease in addition to its strong operating history, and is in the dynamic retail submarket adjacent to East Carolina University and the Greenville Mall. The package includes 93 surface parking spaces. The property was extensively renovated for Verizon, which has occupied the building since 2006 and is the largest wireless service provider in the US as measured by retail connections and revenue.

Other notable corporate tenants in the vicinity benefit from proximity to the ECU ecosystem, comprised of the 27,000 enrolled students, professors and staff. Target, Walmart, Kroger, Stein Mart, Overton’s, T.J. Maxx and Toys R Us are all clustered around the college and mall.
