Developer Buys Land For Active Adult Apartments Near Novant Health Hospital

New medical office space and an active adult multifamily community are planned for a 6-acre site near a Charlotte hospital after a developer bought part of the land.

The Michaels Organization paid Flagship Healthcare Properties $3M for 4.5 acres of the site, located next to Novant Health’s Mint Hill hospital, the Charlotte Business Journal reported this week.

The residential developer filed site plans with the city of Charlotte in October 2025, which show the project will be an active adult multifamily development. The property’s zoning permits a residential community for people ages 55 and older, according to the CBJ.

Flagship, an outpatient healthcare real estate firm, retained 1.5 acres of its parcel and plans to build an 11K SF medical office building.

The new medical office will be the firm’s third on the property: 9055 Cresswind Blvd. is occupied by two dental providers, and 9025 Novant Health Parkway is occupied by a rehabilitation center. It acquired both sites for $2.2M in 2018 and owns dozens of other medical office buildings in Charlotte.

Construction on the new medical office building is slated to begin in the second half of 2027.

Charlotte has become a haven for senior housing in recent years. The city is home to 13 senior living communities named among the best in the state, according to the Charlotte Observer.

Charlotte is also a growing hub for healthcare real estate, led by Atrium Health’s The Pearl innovation district, which opened in 2025, along with the Wake Forest University School of Medicine’s second campus. The River District in West Charlotte is also expanding its healthcare options, with a new 35K SF outpatient campus in the works.

Charlotte had an “expanding development pipeline” of medical office buildings in the second quarter, according to a recent report by Lee & Associates. Leasing activity was driven by two Novant Health transactions totalling more than 44K SF. More than 280K SF of medical office space was under construction in the second quarter, and more than 43K SF was delivered.
