This Week's NY Deal Sheet

Last week was solid for sales, loans and leases, but a handful of monster deals stood tall over everything else.

TOP LEASES

Hogan Lovells signed a 207k SF lease for six floors at L&L Holding Co's 390 Madison Ave (pictured). L&L was repped in-house by David Berkey and Joshua Carson, while Hogan Lovells was repped by Newmark Grubb Knight Frank's Moshe Sukenik and Cushman & Wakefield's Mark Weiss.

Major League Baseball signed a three-year, 141k SF sublease at Twitter's space in New York REIT’s 245 West 17th St. The sports organization will house some of its digital operations at the building. It's not yet known if brokers were involved.

Bill Ackman's Pershing Square Capital Management and Pershing Square Foundation signed a 15-year, 67k SF lease at The Georgetown Co's 787 11th Ave. CBRE's Mary Ann Tighe and Evan Haskell repped both sides of the transaction.

Four tenants signed 46k SF of leases at the Rudin family-owned One Whitehall StRudin Management leasing VP Kevin Daly repped the landlord in-house on all four deals.

  • Enterprise Community Partners signed a 12-year, 20k SF lease for the 11th floor, and was repped by Savills Studely's Marc Shapses and Seth Wasserman.

  • Selligent signed a 10-year, 11k SF deal for the 19th floor, and was repped by JLL's Paul Formichelli and Clayton Kline.

  • Architizer signed a 7,356 SF lease for half of the 10th floor, and was repped by Savills Studley's Craig Lemle and Nick Zarnin.

  • Premier Home Health Care Services signed a 7,601 lease for part of the second floor, and was repped by CBRE's Bruce Surry and Sam Spillane.

StriVectin Operating Co signed a 10-year, 15k SF lease for RFR Realty’s 285 Madison Ave (pictured). JLL’s Alexander Chudnoff and Mitchell Konsker repped the landlord with RFR’s AJ Camhi. Savills Studley’s Joseph Genovesi and John Harte repped the tenant.

Apple signed a 10-year, 12k SF lease for the ground floor of Two Trees Management Co's 300 Ashland in Fort Greene. Crown Retail Services' Christopher DeCrosta repped the tenant in a direct deal with the landlord.

TOP SALES

Jamestown sold 1250 Broadway in Midtown South to Global Holdings Management for $565M.

Investor Bill Ackman, Leucadia National Corp chairman Joseph Steinberg and Wheelock Street Capital sold the famous Hotel Chelsea to a JV of BD Hotels’ Richard Born, Ira Drukier and Sean MacPherson for $250M. The hotel will be converted in a hotel/condo mixed-use property. BD took over the renovations this summer.

Haysha Deitsch sold 1 Prospect Park West in Park Slope to Sugar Hill Capital Partners for $84M.

Adam America Real Estate completed a $65M sale between its business partners for 22-12 Jackson Ave in Long Island City.

Yeshiva University’s Benjamin N. Cardozo School of Law sold 98 condos and co-ops at 15 East 11th St in Greenwich Village to Collegium Capital Partners (a subsidiary of South Florida-based investment firm Pebb Capital) for $58M.

Hidrock Realty sold 53 West 36th St in Midtown South to a group of investors led by Effy Jewelry diamond ring designer Fatollah “Effy” Hematian for $54M.

Turtle Bay Partners principal Jon Goldberg sold 192 Clinton St, 232 East Broadway and 228 East Broadway on the Lower East Side to The Ascend Group for $47.5M.

Chelsea Hotels sold 160 North 12th St (aka The McCarren Hotel & Pool) in Williamsburg to a group of investors led by Empire Capital Holdings for $22M.

Sugar Hill Capital Partners sold 254 Seaman Ave in Williamsburg to Feng Wei Peng-Dilorenzo for $17.7M.

Farrell's Limousine Service sold 427 East 90th St in Yorkville to Global Equity Holdings for $17.1M.

Dawn to Dusk Realty sold 201-209 46th St in Sunset Park to 201 46 Liberty LLC for $15.5M.
