Stability. Investors target retail centers anchored by grocery stores because they're recession-proof—everyone needs to eat. (Some of you need to eat more fancy than others.) This is a big draw for risk-averse investors, Mid-America Real Estate Corp principal Joe Girardi tells RE Journals. And it looks like many other investors share Girardi's sentiment. Real Capital Analytics reveals that in 2014 $12.8B worth of grocery-anchored retail strips were sold. That's 34.6% more than in 2013.
