The gateway site to Manchester's Northern Quarter could finally be redeveloped.
The site, at the junction of Piccadilly and Lever Street, has been empty for up to 20 years, but could soon see a 38K SF office development.
Although the development makes the most of its opportunity for small floorplate office space, the real appeal is licensed use on one of the most conspicuous (and heavy footfall) sites in the north of England.
Harrow-based Trafalgar Leisure have applied for permission to build offices, with 11K SF of ground floor retail or leisure, on the cleared site at the junction of Piccadilly with Lever Street. The building will be up to 10 stories.
The site — one of the most conspicuous vacant lots in central Manchester — was slated for development in the late 1990s, and an application for redevelopment was approved in 2006 but has now lapsed.
The site includes the Georgian house at 47 Piccadilly, the last example of its kind on the street. It was described by English Heirtage as "dwarfed" by the buildings around it, according to supporting documents submitted with the application.
