Another day, another Northern Quarter office block is to be redeveloped. The difference is this time, the Manchester-born developer says the area's rebellious nature is safe in his hands.

CERT Property, the Manchester-based independent development and investment company, has submitted a planning application to redevelop 35K SF Hilton House, on the corner of Tariff and Port streets in Manchester’s Northern Quarter.

The Hilton House proposal comes amidst rising concern both that the Northern Quarter is losing its unique look, and that it is pricing out the occupiers who contribute to its special character.

"I was born and raised here in Manchester and have always been passionate about restoring life to the neglected buildings in our city — in particular in the Northern Quarter," CERT Managing Director Howard Lord said. "A great deal of consideration has been given to these plans as we have worked to retain the original characteristics of the building whilst improving its offering.

“Hilton House is a true rough diamond awash with original features that give it a distinctive personality, including a striking spiral staircase and parquet flooring throughout. The external design is deliberately bold; the dark grey and corten steel creates a palette which reflects the rebellious nature of the Northern Quarter."

The Hilton Street scheme has been designed by architects Stephenson Studio.
