| The Martin Architectural Group's Mike Rosen tells us NY- and DC-centric investors are now looking at Philly multifamily. (The smell of Gino's was too much for them to resist.) There are two popular types: old industrial shells for conversion or old regional malls for redevelopment into mixed-use town centers. Mike says developers put apartments where the underutilized parking lots were, add structured parking, and retenant the retail. The City of Philadelphia has been proactive, rewriting the zoning this year to be development friendly, including incentivizing green design and in-building parking.
