The London Initiative for Safe AI has pre-let 82K SF at Tribeca, a life sciences and innovation campus in King’s Cross, as the nonprofit expands its London operations.

LISA will occupy six floors at The Reflector, the 200K SF second building on the campus being developed by Reef + Partners and BlackRock Real Estate, and the space is expected to be fitted out ahead of a 2027 move-in.

Tribeca spans approximately 1M SF across four buildings, combining laboratory, innovation, retail and amenity space. Its first phase, The Apex, includes more than 110K SF of laboratory space, with the London BioScience Innovation Centre occupying 39K SF and the Francis Crick Institute collaborating on 52K SF of space.

The remaining phase includes The Reflector, The Assembly and The Connector.

The nonprofit LISA brings together organisations, researchers and programmes working on AI safety in the UK, providing workspace, events and support. Its work focuses on developing talent, strengthening organisations in the sector and improving coordination between researchers, AI developers and policymakers.

“The AI safety field in the UK is growing fast and LISA has already outgrown its current space,” LISA CEO Krzysztof Bar said in a statement. “Tribeca gives us room for the organisations and programmes working on AI safety today, and for the ones that do not exist yet.”

Lewis Silkin advised LISA on the real estate and construction aspects of the letting, including the pre-let agreement within the active, multiphase development, and the firm is also advising on the fit-out of the space.

The deal comes amid a wave of AI and technology lettings around King’s Cross. OpenAI agreed to take 89K SF at Regent Quarter earlier this year, while Anthropic leased 158K SF at 1 Triton Square. Scale AI also established its international headquarters at 2 Pancras Square, taking 11K SF, as demand from AI businesses tightens the market for high-quality workspace.

Developers are also bringing forward more flexible space, and Delancey secured planning approval this year for a revised 200K SF commercial scheme at 176-178 York Way, which can accommodate offices, laboratory-enabled space or a combination of the two. Construction completion is anticipated from 2030.
