Prime West Won't Go Spec At One Belleview Station

You've heard about Prime West Companies' plans to develop One Belleview Station, a 340k SF office building. But will it dare to go spec? Prime West CEO Stephen Clarke tells us that there definitely needs to be preleasing up to half the buildingeven in Denvers market. With triple-net rents of $23.50/SF,Steve says there's lots of activity and it's made several presentations.I would hope we could break ground in the next 12 months," he says. "That would be good timetable for us. Companies most likely attracted to One Belleview will be those entering the Denver market and want to put a stamp on a building, he says, or a firm that wants to upgrade its space.
