| Bruce (here with daughter Katherine) rounded out 2011 with four commercial property investments totaling almost $5.7M. In addition to the 3,300 SF Wendy?s (which he bought for about $2.2M), Bruce and his other investors bought a 13k SF multitenant flex building in Fort Mill for almost $1.2M; a 4,100 SF urgent care clinic in Belmont for $910K; and a 9,100 SF Dollar General store in Charlotte for almost $1.4M. Bonus: All of his recent purchases are 100% occupied. ?Where can you find yields in the stock or bond markets anywhere close to these?? he asks. There's no secret to his success: Bruce tells us he sifts through "hundreds upon hundreds" of potential investment sites looking for properties he believes have long-term yield expectations.
