Co-working firm Spaces will open its first Baltimore location as part of the under-construction Stadium Square project.

Spaces, an Amsterdam-based subsidiary of Regus, has signed a lease for 35K SF across two and a half floors of 145 West Ostend St., the Baltimore Business Journal reports. The 72K SF, six-story building is one of two planned Ostend Street office properties in Caves Valley Partners' Stadium Square.

With the Spaces deal and an earlier 6K SF lease from financial services firm Janney Montgomery Scott, 145 West Ostend is over half leased. Across the street from the office buildings is Hanover Cross Street, part of the multifamily portion of the $275M Stadium Square development, named because of its proximity to M&T Bank Stadium in South Baltimore.

Spaces will be the largest co-working firm yet to enter the Baltimore market, which has so far been the domain of local enterprises like Spark Baltimore and Impact Hub. The nearest Spaces location is in the NoMa neighborhood of Washington, D.C., and another is under construction in the suburb of Chevy Chase.

In addition to Stadium Square, Caves Valley has made moves to replace warehouse space on nearby Hanover Street into a mix of apartments, townhomes and retail. That will add to the 600 apartments, 50K SF of retail and 375K SF of office space that Stadium Square will contain upon full delivery.
