ROSWELL FOR SALE; THE DEAL SHEET

It was to be the next Atlantic Station. The owners even tapped famed broker Charlie Brown to help realize those dreams. Now it'll be up to another owner to take it from here.
 
Pinnacle Cos has put up its 106-acre Roswell site originally intended to be Atlanta's next mini-city mixed-use project called Roswell Station (with Charlie's vision in rendering above). And Jones Lang LaSalle's Scott Cullen, Justin Bates and David Gutting have been tapped to sell it. The site at Ga 400 and Holcomb Bridge Road in Roswell currently is home to Kings Bridge apartments and is still on the path of a future MARTA north line.
 
LEASES
 
PMRG has inked a deal with Ahlstrom for 6,500 SF at Mansell Two and Genesis 10 for 6,700 SF at Embassy Row (above).

Georgia Trading Post has renewed 31k SF at 3004 ? 3028 Adriatic Court in Norocross' Atlantic Industrial Park. Stream Realty Partners'Matt DiLeo and Wendy Tomich brokered the deal for the landlord, BPG Properties.

Verint Systems inked a 133k SF deal with Duke Realty at 800 North Point Parkway, a more than 171k SF office building in Alpharetta. It will move from Mansell Overlook (above) by Dec 2013. Cushman & Wakefield's Ken Ashley and Sam Hollis represented Verint and Duke's Wes Hardy represented the landlord.

Speaking of Duke, it also inked a lease extension for 70k SF at 900 North Point Parkway with Alcatel-Lucent, which will consolidate into that building from both it and 800 in April 2013.
SALES
 
Holliday Fenoglio Fowler's Jim Hamilton and Richard Reid brokered the sale of The Shops at Sea Island, a nearly 96k SF Harris Teeter-anchored neighborhood shopping center for Varner Properties to an undisclosed buyer for $20.4M.

Halpern Enterprises has expanded beyond Georgia, buying The Shoppes at The Royale in St. Petersburg. The 46k SF center (with an attached but separately owned 45k SF Publix store) was purchased from Tyrone Crossings Investors for $7.55M.
 
DEVELOPMENT
 
InterContinental Hotel Group has reopened the former Wingate by Wyndham hotel off Clairmont Road as a new Holiday Inn Express. The 80-room hotel underwent a $1.4M conversion.
 
MANAGEMENT
 
Stream Realty Partners' Ben Hautt, Simon Arpiarian, and Jill Bomar have been tapped by Interventure Advisors to lease andmanage its 1300 Parkwood property, a 210k SF office building in the Cumberland/Galleria area. The building also is being renamed to Parkwood Plaza.

Fresh from buying Parkside Terrace, Granite Properties has tapped Cassidy Turley's Glenn Kolker and Sonia Winfield to lease the two building complex in Alpharetta.

We met Cassidy Turley's newest hire, Boris Garbuz, at our Future of Buckhead event. He joined the leasing team with Bradley Fulkerson, Kirk Diamond, and April Hawkinson, and is currently repping the company to Centene Corp, Atlanta Development Authority, and CoStar, each seeking a full floor.
