Council speaker Christine Quinn joined JLL Tri-State prez Peter Riguardi at a client event Tuesday, where she addressed the potential of the far West Side to serve as home for the growing bio-tech/med-tech sector, as well as the creation of a Brooklyn tech triangle to support the recent growth of tech companies in DUMBO and the Brooklyn Navy Yard. She also highlighted the need for continued investment in mass transit on the West Side and throughout the region (until we stop schlepping to the Javits Center, we wholeheartedly agree).
PIPA Protest at 780 Third Ave
We snapped the crowd outside of 780 Third yesterday. A huge show of hands confirmed the industry is growing and hiring—and hopefully, that will translate into more real estate deals.

Lake Grove Commons shopping center on New Moriches Road, Long Island, NY
Regency Centers and First Washington Realty purchased the 141k SF Lake Grove Commons shopping center in Lake Grove, Long Island from Lake Grove Enterprises for $72.5M. CBRE’s Jeffrey Dunne and David Gavin repped the seller. Jeffrey and David, along with Steven Bardsley, also brokered KABR Real Estate and Blackpoint Partners’ REO purchase of 535 Connecticut Avenue, Norwalk, Conn. from LBUBS 2002-C4 Connecticut Avenue LLC for $11M.***Crown Acquisitions invested $20M to purchase and redevelop 765 Manhattan Ave, Greenpoint, Brooklyn (partially leased by TD Bank); 37-80 Junction Blvd, Corona, Queens (leased to Duane Reade); and 3881 Richmond Ave, Heartland Village, Staten Island (combined with a corner lot for Bank of America).

Marcus & Millichap brokered the sale of a five-story, 144-unit SRO apartment building at 330-332 W 51st St for $8.6M. The firm’s Joe Koicim and David Lloyd repped the seller, while Peter Von Der Ahe assisted the team in repping the developer buyer. Von Der Ahe, along with the firm’s Scott Edelstein and Seth Glasser, also brokered the sale of a 36-unit apartment building at 351 St. Nicholas Ave for $4.6M.

Rosewood Realty Group brokered the sale of a 46-unit, six-story elevator apartment building at 9302 Ridge Blvd, Bay Ridge, Brooklyn for $7.5M. The firm’s Devin Cohen and Aaron Jungreis repped seller 9302 Ridge Owners LLC. Aaron also brokered the sale of 1402 and 1408 Sterling Pl, Crown Heights for $3.4M, repping seller 1402 Sterling LLC and buyer Fortress FS.

Chun Hong Tang purchased the 6,100 SF 336 Meeker Ave, Williamsburg, Brooklyn from Frost Collision Body Shop/Michael Curcio for $1.4M. Kalmon Dolgin Affiliates’ Joseph Nicholas repped the seller, while KDA’s Bill Chang repped the buyer.

The Centre at Purchase saw 67k SF of long-term deals: Richard Fleischman & Associates’ 34k SF data center renewal (tenant reps: CBRE’s Steven Greenbush and David Hollander); Greywolf Capital Management’s 19k SF renewal (tenant rep: Rakow Commercial Realty’s Craig Ruoff); Stroz Friedberg’s 8,200 SF lease (tenant reps: Cushman & Wakefield’s Larry Ruggieri and Torey Walsh); and Hitachi Metals America’s 3,700 SF expansion to 28k SF. Newmark Knight Frank’s Michael McCall and Stephen Banker repped owners George Comfort & Sons and O’Connor Capital Partners.***

Endurance Reinsurance Corp inked a combined 10-year, 41k SF sublease and 17k SF direct lease at 750 Third Ave. JLL’s Ryan Masiello and Peter Riguardi repped the tenant, while David Kaufman and David Amsterdam repped owner SL Green in-house. Sublandlord Condé Nast was repped by CBRE’s Gregory Tosko,David Hollander, and Jason Frazier.

Youngworld signed a 15-year, 30k SF lease for three stories at 37-30 Junction Blvd, Corona, Queens. Winick Realty’s Zach Mishaan repped the tenant and owner Jenel Management.

61 Broadway saw over 28k SF of deals, including: Public Health Solutions’ 8,300 SF lease (tenant rep: JLL’s Robert Corbi); Xerox’s 5,300 SF lease (tenant reps: JLL’s Douglas Neye and Brian Reiver);Wall Street Strategies’ 4,000 SF lease; and JAD Consulting’s 2,800 SF lease (tenant rep: UGL Services’ Toby Banta).

120 W 45th St saw two deals: DeVry College of New York’s 10-year,19k SF lease expansion and extension (tenant rep: Newmark Knight Frank’s Erica Rubenstein) and Horton Point’s five-year, 5,900 S F lease (tenant rep: The Vortex Group’s Jordan Mandel). JLL’s Paul Glickman, Frank Doyle, Diana Biasotti, David Kleiner, and Jonathan Tootell repped owner SL Green in both leases.

CVS Pharmacy signed a long-term, 17k SF renewal at One Gussack Plaza, Great Neck, Long Island. Kalmon Dolgin Affiliates brokered the deal; the building is managed by KND Management Co.

Situs Holdings signed a 14k SF lease at 48 Wall St. Cushman & Wakefield’s Joseph Fabrizi and William Overlock repped the tenant, while Jonathan Dean repped owner Swig Equities in-house.

American Booksellers Association inked an 11-year, 9,000 SF lease for its HQ at 333 Westchester Ave’s South Building in White Plains. Rakow Commercial Realty’s Craig Ruoff repped the tenant, while Cushman & Wakefield’s Matthew Lisk and Christopher O’Callaghan, along with Cohen Brothers Realty Corp’s Marc Horowitz, repped owner Cohen Brothers.
