Weitzman Nabs Lewisville Leasing Assignment; The Deal Sheet

The Weitzman Group and Cencor Realty Services won the assignment to lease and manage, respectively, the Lakepointe Crossing Shopping Center at SH 121 and I-35E in Lewisville.

Lakepointe Academy

Lakepointe is one of the largest retail projects in the Lewisville market. Weitzman and Cencor will lease and manage 315k SF of the center. Add in the shadow anchor, Garden Ridge, and it bumps the total to 563k SF. TWGs Austin Schenkel and Matt Baisch will handle leasing, and Cencors Stephanie Burgess is property manager.



A private investor purchased the 60-unit Windemere apartment property at 2003 Wesley Dr in Arlington from an LLC. Marcus & Millichaps Deme Mekras, Nick Fluellen, Robert Denninger, and Bard Hoover marketed the property for the seller. Nick and Bard also secured the buyer. The 1980-vintage property is three miles from UTA and recently underwent exterior improvements prior to sale.




The 33-unit Las Brisas apartment property at 6414 Brentwood Stair Rd in Fort Worth was sold to an undisclosed buyer. Marcus & Millichaps William Jarnagin, Michael Ware, and Stephen Crittenden marketed the property for the seller, a private investor who owned the asset for 20 years prior to sale. Originally constructed in 1969, the property underwent renovations in 1993.




Vintage Realtys Phyllis Garcia represented the sellers in three Flower Mound deals including:

  • a building at 2670 Firewheel Dr purchased by a medical group owner/occupant

  • a building at 2980 Long Prairie Rd purchased by a physician owner/occupant

  • a shell building and land in the American National Business Park purchased by a dentist who will be opening a new practice




An undisclosed buyer purchased the 13k SF CVS Pharmacy net-leased property in Frisco for $4.7M. Marcus & Millichaps Dan Yozwiak, Antoine Matthews, John Reehil, Dean Zang, and Mark Taylor in the Columbus and Philadelphia markets repped the seller, an LLC.Dallas-based Tim Speck assisted in closing.




BEK Medical purchased an 11k SF office/showroom at 9151 Forest Ln. Legacy Realty Groups Bob Lazenby represented the buyer. CBREs Michael Chiocca repped the seller.




AVK Associates purchased the 30k SF Fielder Place at 1633 W Division St in Arlington from US Bank. Bradford Commercial EVP/managing partner Karen Simon and SVP Brian Scott represented the seller. Beam Real Estates Jose Thankachan repped the buyer.




Lewis-O'Donnell purchased a 13.8-acre tract with six buildings totaling about 170k SF, leased to Builders FirstSource, from Union Pacific Railroad Corp in an off-market, all-cash deal in the Great Southwest Industrial Park at 3403 E. Abram St. SCM Real Estate Services repped the seller.

Weve spilled over into a third day of event coverage from our second annual Dallas Student Housing Summit last Friday. Event sponsor Bury+Partners Deren Wilcox did double duty moderating both of our expert panels. Hes in on the student housing construction, too. Bury completed phase one and is now on the second phase for the University of Houston Cougar Village, providing both civil and MEP services. Theyve also worked on projects from the University of Texas at San Antonio West Campus Apartments to Southwestern University.


Hill & Wilkinson's John Hero, Jay Graham, and CEO Paul Driscoll also have their hands in a number of student housing projects. This event sponsor was the GC for UT Dallas award-winning student services building, which earned LEED Platinum and national recognition for its sustainable features. The student housing living/learning center is the fifth campus construction project awarded to the firm.



Massage Envy continues to expand its spa concept across North Texas with leases for three new locations in Dallas, Fort Worth, and Mansfield. Venture Commercials Joe Berry and Jim Dunn represent Massage Envy in the DFW market and negotiated the leases, which range between 3,000 and 4,000 SF in size at 11920 Preston Rd in the Market at Preston Forest (Regency Centers Ryan Griffin represented the landlord), 2600 West 7th Str in Montgomery Plaza (United Commercial Realtys Tey Tiner repped the landlord), and a 1497 US Hwy 287 (The Retail Connections Kendall Ibsen repped the landlord). All three locations should open this year.




CBRE inked multiple deals including:

  • An 18k SF lease to Case Paper Co at 825 Avenue H East in Arlington from First Industrial Texas. Holt Lunsford Commercials Donnie Rohde repped the tenant. CBREs Kacy Jones and Steve Koldyke repped the landlord.

  • A 23k SF lease to Investar Financial Corp at 222 W Las Colinas Blvd in Irving from SP Millennium Center. JLLs Rachel Brown and Alan Wood repped the tenant. CBREs John Fancher repped the landlord.

  • John also repped SP Millennium Center in a 16k SF lease to Employment Solutions Management. Swearingen Realty Groups Chris Mims and Dan Paterson repped the tenant.

  • Christ Embassy Arlington inked a 19k SF lease at 702 Greenview Dr in Grand Prairie from AF Group. PM Realty Groups Ben Appleby repped the tenant. CBREs John Brewer and Brian Gilchrist repped the landlord.



The Collaboration Forum honored the project team for the 188k SF Texas Health Harris Methodist Alliance Hospital project with the Howell Ballard Lichtig Collaborators of the Year award. The award recognizes a team of collaborative professionals for outstanding project integration in planning and delivery. Project team members include Texas Health Resources, The Beck Group, Perkins+Will, Cummings Electric, Dyna Ten, and LASCO.



Clay Smith and Mark Newman joined Jones Lang LaSalles retail tenant brokerage services team. They will serve as EVP and SVP, respectively, partnering with retail market lead Geno Coradini. Clay held leadership positions in The Staubach Co and SRS Partners in addition to owning his own firm. Mark was most recently an EVP at SRS Real Estate Partners.
