The Wharf has bagged its second office tenant, signing top lobbying shop Van Scoyoc Associates to occupy the 21k SF eighth floor at 800 Maine Ave SW when it opens next year.
PN Hoffman CEO Monty Hoffman and Stu Van Scoyoc, snapped surveying a model of the Wharf, have been close to this deal for months, according to our sources. Van Scoyoc occupies 35k SF at 101 Constitution Ave NW near the Capitol, but after being the first tenant signed to the building, Stu told the Washington Business Journal, "My guys were not real happy with me when we first moved."
Van Scoyoc is taking the same bet that the American Psychiatric Association took last year, when they signed on to be the 62k SF anchor tenant in the building. Now, Hoffman-Madison Waterfront has convinced two companies from DC's staple industries—associations and lobbyists—to move south to the waterfront.

HOK Architects will design Van Stoyoc's space. It's a small chunk of the massive project that, in the Phase I delivering next year, will include two luxury condo buildings, a luxury apartment building over a 6,000-seat concert venue, more than a dozen restaurants and a rum distillery.
Cushman & Wakefield's Brian Dawson and Mark Wooters repped the Wharf in the deal.
"We looked all over the city, but nothing else compared to The Wharf," Stu said in the lease announcement.
“We are building a full roster of commercial tenants who have local roots and nationwide appeal," Monty added, "and who, like Van Scoyoc Associates, are drawn to the transformative community we are creating at The Wharf.”
Of DC firms moving south, we can check off associations—with the APA and the National Association of Broadcasters' move to the Capitol Riverfront—and we can now check off lobbying firms. We're still waiting to see if a law firm will make the leap. Skanska's speculative development at 99 M St SE would love to be the first to get one to sign.
