New Owner Of Dupont Circle Office Building Plans Major Redesign

A Dupont Circle office building that traded hands in September is now being eyed for a major overhaul.

The owner of 2100 M St. NW filed a zoning application this week to renovate and add two stories to the 50-year-old office building, UrbanTurf reports

A joint venture of Network Realty Partners and Meadow Partners acquired the building in September for $92.5M. The new owners brought on Avison Young to handle the office leasing for the property. Morris Adjmi Architects is designing the renovation.

“This property is a cornerstone asset in a prime location, bridging the CBD, West End and Dupont Circle submarkets,” NRP Managing Partner Bill Morris said in a September release. “We have a tremendous opportunity to breathe new life into a prime corner location that’s been dark for almost 30 years.”  

Network Realty Partners was co-founded in 2017 by Morris and Rod Lawrence, previously a partner at The JBG Cos. It has brought on multiple JBG alumni including Greg Trimmer, who joined as partner in January. The company also acquired the 625K SF Union Square office complex in NoMa for $181M in July.

The nine-story, 272K SF office building at 2100 M St. NW was constructed in 1969. The proposed redevelopment would add three floors and a penthouse, expanding the building to 376K SF. 

The renovation would also reconfigure the project's ground-floor retail space and increase it from 11K SF to 19K SF. Additionally, it would redesign the building's facade with a tiered system of terraces. 

The project is the latest in a series of office building redevelopments near the intersection of 21st and M streets NW. Tishman Speyer last year completed its redevelopment of 2050 M St. NW. Brookfield in 2016 completed its overhaul of 2001 M St. NW.
