Welcome to 1200 White St., located in the historic and revitalized West End neighborhood of Atlanta. The nearly 212K SF Class-A facility is a former industrial space being transformed into a mixed-use destination.

A project of investment partners Ackerman & Co. and Baltisse, the property features energy-efficient windows, high ceilings and floor plates that provide a functional and versatile environment designed for office, retail, sports and tech-driven operations.

Ackerman & Co. will host Bisnow’s Atlanta Mixed-Use Summit on Aug. 12 in the adaptive reuse development. Register here.

About The Asset

Formerly a film production studio for Sony Entertainment, 1200 White St. has a completely reconfigured floor plate ideal for a wide range of uses while retaining the building’s 22-foot ceilings and eight dock-high doors.

The 12.5-acre property features flexible options on the first floor, ranging from 1,500 SF to nearly 60K SF, plus 20K SF of built-out creative offices on the second floor.

Tenants include Sola Salon Studios, the largest salon studio franchise in the world for beauty and wellness professionals, and Dill Dinkers Pickleball. Dill Dinkers serves as the building's anchor tenant, occupying approximately 36K SF. The space features 11 pickleball courts, a pro shop and dedicated event space, and it hosts lessons and clinics.

Instead of having the typical warehouse look, 1200 White St.’s exterior features a mural painted by local graffiti writers and street artists, keeping in line with the modern urban appeal of the site while also honoring its industrial past.

About The Neighborhood

1200 White St. is in a dynamic business district offering easy access to Interstates 20, 75, 85 and 285. Tenants and visitors are about 15 minutes from Hartsfield-Jackson Atlanta International Airport.

The property boasts 1,700-plus feet of direct frontage along the Westside Atlanta Beltline, providing pedestrian-friendly access to the adjoining Lee + White, a 443K SF mixed-use district. Formerly known as Warehouse Row, the area now draws visitors to a variety of businesses, including a food hall, breweries, dining options like Boxcar and El Tesoro, and experiential retail such as The Overlook Boulder + Fitness.

The West End neighborhood also benefits from the recently opened 1.9-mile Southside Atlanta Beltline Trail segment that connects to the Westside Trail and continues to the east and north, creating a continuous 17-mile loop.

The West End MARTA rail station is a 15-minute walk away, offering convenient public transportation options for both employees and clients, connecting 1200 White St. to Atlanta’s booming workforce.

1200 White St. is 3 miles away from Downtown Atlanta, which has several major historically Black colleges and universities, such as Morehouse College, Spelman College and Clark Atlanta University. This provides a pipeline of qualified candidates with diverse skill sets and educational backgrounds.
