New Office Building Coming To San Jose's Santana Row

Construction is well underway for Federal Realty Investment Trust’s latest 284k SF office building at 700 Santa Row in San Jose. The eight-story building at Santa Row at Olsen Drive will offer floor plates ranging from 38k to 48k SF, modern architecture and headquarters-quality space with concrete construction.
This newest building falls on the heels of Federal Realty’s six-story office building at 500 Santa Row, which was fully leased to Splunk last year. Occupancy will begin this month.
The office building will include 13-foot ceilings, open floor plans and plenty of natural lighting, according to Federal Realty Western Region CEO Jan Sweetnam. The building will have a loft-like feel similar to buildings in San Francisco’s SoMa and other city cores, Jan says.
The office building will offer a three per thousand dedicated parking ratio and a 15k SF rooftop terrace and garden. Shuttle service to nearby Caltrain and VTA light rail services also will be offered to tenants. The building will be ready for tenant build-out during the third quarter of 2018.
Santana Row includes 50 shops, 30 restaurants, a 215-room boutique hotel, two parks, plazas with outdoor seating and free WiFi, 615 rental homes and 219 condos.
Newmark Cornish & Carey is the leasing agent for the project, which is being designed by WRNS Studio. The general contractor is Devcon Construction.
