LGE Expands HQ Build-To-Suit Pipeline

Safe to say that LGE Design Build is having a good year. Fresh from launching Phase 2 of its Heritage Marketplace mixed-use project (which we reported here), the firm has just snagged a big deal with Crown Castle in Chandler. LGE will develop the wireless infrastructure provider’s 70k SF office at the corner of Germann Road and Stearman Drive. LGE's David Sellers tells us build-to-suits are actually a big part of the firm's business, with more than 750 total projects under its belt, including having just completed Garmin’s HQ building and also now underway with Plexus Worldwide's 75k SF HQ in Scottsdale.

David tells us build-to-suit offices remain popular for corporate tenants even with Phoenix's vacancy rate. “I think there's been a little bit of a shift in the way they use office space,” David says. For one, companies are cramming more people into less space. Not that they're necessarily using less space overall. It's just many a company is trading in individual offices for things like expansive common spaces, elaborate lunchrooms and--in the case of Crown Castle--a walking track.
