Landsea Snaps Up Alameda Waterfront Sites For ‘Island-Inspired’ Townhome Development

Harnessing the momentum of the Alameda Marina, Landsea Homes has acquired 182 home sites at its master-planned community for townhome development, the city said this week.

Landsea said the buy is part of a project spearheaded by the city to rehabilitate 44 acres of shoreline land for mixed-use development

The 182 townhomes will be divided into two neighborhoods, the first called Island View, which will have 98 homes ranging from 1,462 SF to 2,386 SF with seven different floor plans offered.

The Waterside neighborhood will have 84 homes with four floor plans ranging in size from 2,138 SF to 2,689 SF. Amenities include private rooftop decks with marina views, outdoor porches and decks. Residents will also have access to bike trails, walking paths, paddle boat opportunities and waterfront dining.

Sales could begin as early as summer 2022 for the townhomes. As part of Alameda’s affordable housing program, 15% of the homes will be designated affordable. Pricing for the homes has not yet been determined. 

"Construction on the master planned redevelopment has already commenced,” Landsea Homes Northern California Division President Josh Santos said in an email. “Construction of Landsea Homes’ specific site is expected to begin in September 2021 with sales expected to begin in summer 2022.”

The waterfront development has been over a decade in the making as the city adopted several planning measures including the Alameda Marina Master Plan in an effort to redevelop the area from its former industrial uses to residential mixed-use.
