German grocer Aldi will join a children's museum, an experiential art museum and a food hall in anchoring the next phase of Cafritz Foundation's massive Fort Totten development.

The grocer signed on for a 25K SF store at Phase 2 of the Art Place at Fort Totten development and plans to open in 2022, the Washington Business Journal reports.

The first phase of the planned 2M SF development delivered in 2017 with the 520-unit Modern at Art Place apartments. The project sits at the intersection of South Dakota Avenue and Galloway Street NE, about a quarter-mile from the Fort Totten Metro station. The Cafritz Foundation filed an application last month with new plans and renderings for the project's second phase.

Phase 2 is planned to include an apartment building with up to 250 units, plus 30 live-work units for artists, 87K SF of restaurants, a food hall and the grocery store. It will also feature a 75K SF interactive art museum from entertainment collective Meow Wolf and a 25K SF Explore! children's museum.

The developer has long been targeting a grocery store for a second phase and had reached out to companies such as Trader Joe's and Mom's Organic Market, Bozzuto General Manager Danielle Nery told Bisnow in 2017.

The project is a short walk from a Walmart and about 1 mile from a Giant. It will be the second D.C. location for Aldi, which also has a store at 901 17th St. NE, plus more than 10 locations in the D.C. suburbs.
