20 Wellington: Big Floors, Boutique Building

Construction is out of the ground and moving skyward on Concert Properties’ 20 Wellington St E, a five-storey, 55k SF office building, one floor of which will serve as the Toronto HQ for its Vancouver-based builder. Part of a mixed-use development that includes the condo 88 Scott, 20 Wellington will have retail at ground level, with space for a restaurant and patio along Wellington, as well as a café and patio facing Scott Street. It's built on the site of the former Royal and Sun Alliance Insurance head office; its bricks were taken down, catalogued and will be reincorporated into several facades of the new office building.

Avison Young principal Andrew Boyd is repping 20 Wellington E, and sent this shot from the site. He tells us he doesn't know of anything else like it so close to the financial core. “It’s a Class AAA boutique building,” he says, noting floor plates are 14k SF, which isn’t unusual downtown, but is unique for a five-storey, self-contained property like 20 Wellington. It gives smaller-scale tenants the option of having full-floor space “versus half a floor in a big downtown office tower.” And the lead tenant can put its signage on the structure, which is slated for Q2 2017 delivery. “Typically 30k SF tenants may not have that option in other buildings."
