Bisnow Exclusive: Mystery Tenant Revealed in Menlo Park

We reported last week that Palo Alto-based Menlo Equities was getting ready to net a big one, and sources just told Bisnow who the big fish is. Sunnyvale-based networks vendor Aruba Networks is prepping to sign for 325k SF to 350k SF at 3333 Scott Blvd in Santa Clara. The site dates back to 2011, when Menlo partnered with Beacon Capital Partners to buy 30.2 acres of vacant land, one of the last remaining large development sites between S.F. and San Jose. The initial phase includes four-story buildings totaling 460k SF. The site is entitled for up to 1.3M SF of Class-A office.

Aruba, founded in 2002, hosts an annual Atmosphere conference in Vegas that draws some 2,000 mobility and WiFi experts, with William Shatner as the keynote speaker at the Cosmo in March. Another big tenant swirling, but yet to sign, in the Valley: Qualcomm, which has a 500k SF to 800k SF requirement, sources tell us.
