While REITs historically underperform following a rise in short-term interest rates, this time around investors are staying steady and betting on real estate.

Investors expect President Donald Trump to loosen the regulatory environment while pushing forward fiscal stimulus policies, the Wall Street Journal reports. The market has responded to those hopes — since Election Day REIT shares have shot up 5.8%, with some experts saying Trump has extended the real estate cycle.

The biggest winners are expected to be lodging and office REITs, with investors expecting fewer regulations to spur more business activity and boost business travel while creating jobs in the legal and financial sectors. [WSJ]
