A T-Rex Won't Bump His Head on This Ceiling

Perhaps we just have Jurassic World on our mind, but everyone's favorite bad boy dinosaur would have no trouble clearing the 36-foot ceiling at Watson Land Co's Legacy Building 156, spotlighted on BOMA International Conference & Expo tour yesterday afternoon.

Above, we snapped Watson team members with the tour group; they are standing on a mezzanine above the 221k SF warehouse's ground floor (the entire building, which includes some office space, is fully leased to Floor & Decor). Having a ceiling that high lowers occupancy costs, we learned, because it allows for 12% to 25% more pallet capacity. The LEED Gold building is located at Watson Industrial Center in Carson, CA, a 350-acre master planned industrial center that has 57 buildings totaling 6.7M SF. No. 156 was the site of an old building that was razed for the current one, which delivered in December.

Watson Land Co's Matthew Means shows us the building's proximity to both the Ports of Los Angeles and Long Beach, which see 15 million TEUs delivered annually and account for 45% of the goods that come to the US by ship—that's $600B in product yearly, accounting for up to 5% of our GDP. The building is in the "Overweight Corridor," in which the City of Los Angeles allows trucks hauling overweight containers to travel on certain roads with a permit.
