Legacy For Sale

Trammell Crow is selling the remaining 206 remaining acres of the 2,600-acre Legacy development. And TCC managing director Denton Walker III tells us exclusively that the 214k SF One Legacy Circle is also on the market.

Outside the fountain at One Legacy Circle, we snapped Denton, VP Joel Behrens, TCC DFW business unit head  Adam Saphier, and principal Jeff DeBruin. Recent leases include 4k SF with Old Republic Title on the lobby floor and Alliance Data Systems for the top three floors; the building is now 90% leased. CB?s Dave Noble  is the exclusive leasing agent. CB EVPs Gary Carr and Russell Ingrum along with senior analyst Jonathan Napper are marketing the building for sale. Overall, Legacy is 11M SF of mostly corporate users, a workforce population of 50k and about 3,300 actual residents, making it a city within a city, Denton says.
Jeff's overseeing the construction of the 178k SF Pizza Hut/YUM Brands HQ (pictured), just south of the Ericsson HQ. Scheduled for a January completion on 20 acres, it will host multiple test kitchens and a four-level parking garage. The  fast-track project just started in late February. Rogers O?Brien is the GC, Good Fulton & Farrell designed the shell, and Callison is doing the interiors. Denton says one of Legacy?s  biggest selling points to corporate users is the redundant power and fiber. All utilities are underground and concrete encased. Not only is it great for the users, but the site visibility is better, too, he adds.
We snapped Jeff and Denton hanging out with some of the longhorn sculptures spread throughout Legacy. In addition to the corporate HQs, Trammell Crow sold eight acres to Robert Shaw with Columbus Realty to add another 500 multifamily units, which are under construction, bringing the total of multifamily at Legacy to 3800 units, Denton tells us. Capital Grille is also in the process of expanding into Legacy and K Hovnanian still has some town-home inventory left, he says, and hopes a new hotel may soon call Legacy home. The fact that the Marriott is often 90% full, he sees a need.
