Call centers might be under the radar, but they're in demand in Nashville by companies who need them and investors who want to profit from them.

Stan Johnson Co director Britton Burdette tells us Nashville has a growing base of companies in the market, and moving to the market, that will drive the need for call centers. "Demand will be more concentrated in the suburbs than in the CBD because of the need by call centers for low rents and a high parking ratio," he adds. Stan Johnson is a net lease specialist.

Recently, Britton and colleague Mollie Alteri, who are in Stan Johnson's Atlanta office, repped Albany Road-Perimeter Hill LLC in its sale of the 38k SF freestanding call center at 3325 Perimeter Hill Drive in Nashville to the Lott family. The property is fully leased to Comdata, a B-to-B issuer and processor of electronic payments.
Finding properties might be tough for investors going forward. "Some of this demand could be suppressed by the rising rents, limited space availability and low parking ratios seen in Nashville now," Britton says.
