Spencer Place, Dublin Has Set A New Sustainability Bar In Dublin.

Having reserved the space before Christmas, Salesforce has now confirmed that it will be moving into Spencer Place on North Wall Quay from mid-2021.

The 430K SF scheme — to be known as Salesforce Tower Dublin — is being developed by Ronan Group Real Estate and Colony Capital.

Salesforce also said it plans to add 1,500 new jobs in Dublin over the next five years. The company currently employs 1,400 people in the city.

Housed across four interconnected buildings, Salesforce Tower Dublin will include what the company describes as an immersive video lobby experience; riverside paths; and an "Ohana Floor," an open hospitality space for employees, customers and partners that will also be available to not-for-profits and local community groups.

"Salesforce Tower Dublin will be an iconic campus and a beautiful space for our employees, customers, partners and the wider community in Dublin to enjoy,” Salesforce President, International Miguel Milano said.

According to Salesforce, the scheme will be one of the most sustainable office campuses in Ireland, and one of its own most sustainable building projects to date. As well as being LEED v4 Core and Shell Platinum Certified, the company said the all-electric building will be one of the first commercially occupied nZEBs (nearly net-zero energy building) in Dublin and will source 100% renewable energy with some on-site solar and innovative battery storage. In addition, its green roof with rainwater capture will sequester carbon and filter water while providing accessible green space.

Spencer Place Development Co. — a joint venture between RGRE and Colony Capital — said the deal was the largest ever "single" office letting in Ireland and eclipsed its own 350K SF leasing of Fibonacci Square in Ballsbridge to Facebook. While Facebook signed up to over 800K SF for its overall Ballsbridge campus this was through a number of separate deals.

“RGRE, Colony Capital and Salesforce have a collective goal of creating a world class development, which is designed to foster collaboration between teams in a single dynamic workplace,” RGRE Senior Development Manager James Ronan said.

Colony Capital Managing Director Stefan Jaeger said the development will set the benchmark for smart design, sustainability, flexibility and collaborative workspace in Dublin.

“Together with our partners at RGRE we continue to pursue a focused strategy of providing large-scale, best-in class office-led schemes in the most premier locations across Dublin for world leading companies, helping them to realise their growth ambitions,” Jaeger said.
