Etkin Johnson Sells Lookout Business Center

Etkin Johnson Real Estate Partners Will Reinvest The Proceeds From The Sale Of Lookout Business Center In Boulder Into Development Projects It Has Along The Front Range.

Etkin Johnson Real Estate Partners has sold Lookout Business Center to Greenwich, Connecticut-based Ivy Equities for $10.5M.

Etkin Johnson first acquired the 50,472 SF office building at 6150 Lookout Road in Boulder in 1988, before selling it to Qualcomm in 2014. In 2016, Etkin Johnson reacquired the property, along with an adjacent parking lot and two nearby vacant parcels. The 3.7-acre parcel at 6100 Spine Road later was sold to Boulder-based W.W. Reynolds Cos. The 2.3-acre parcel at 6201 Spine Road was sold to Golden One Properties LLC.

In 2016, Etkin Johnson renovated Lookout Business Center to include an open, flexible floor plan, glass overhead doors, exposed 16-foot ceilings and updated landscaping. The building was leased to FIRST RF Corp., a women-owned company that designs and manufactures antennas and radio frequency systems, later that year.

“When Etkin Johnson reacquired this property a few years ago, we had a vision of creating a highly visible, flexible and convenient workplace for a top-tier tenant like FIRST RF,” Etkin Johnson partner Derek Conn said. “This sale give Ivy Equities the chance to expand their footprint in the Boulder market while allowing Etkin Johnson to reinvest the capital in development projects along the Front Range."
