Downtown Commercial Condo Occupied By Healthcare Company Trades Hands In Rare Deal

A 6,088 SF commercial condo occupied by DaVita Dialysis Centers, 2900 Downing St., Unit C, in Denver, sold recently for $1.57M.

"The opportunity to acquire a net leased property occupied by a national tenant in central Denver is extremely rare," Pinnacle Real Estate Advisors principal Justin Krieger said.

That interested the buyers, along with an above-market cap rate and low lease rate.

Krieger represented the private Colorado buyer, while Pat Swanson at the Irvine, California, office of Colliers International represented the private California seller.

DaVita Dialysis Centers, which is a part of DaVita Kidney Care, has occupied the building since 2005 on an original 10-year lease, and has exercised its first of two five-year options, extending the current term into 2020.

DaVita Kidney Care operates or administers more than 2,440 outpatient dialysis centers in the United States serving about 194,600 patients. The company also operates 217 outpatient dialysis centers in 11 other countries.
