Kaizen Breaks Ground On One Bethany At Watters Creek, JLL Has 'Soft Commitments' For Much Of Building

Kaizen Development Partners closed construction financing and broke ground on phase one of its upscale office park in Allen, known as One Bethany at Watters Creek. The project at the northwest corner of Bethany Drive and Watters Creek Boulevard was designed by BOKA Powell. The initial phase of One Bethany at Watters Creek includes a 125k SF Class-A office building with a 570-space parking garage.

One Bethany At Watters Creek

After securing construction financing at the end of February, Kaizen Development Partners broke ground on One Bethany at Watters Creek at the northwest corner of Bethany Drive and Watters Creek Boulevard in Allen. The 125K SF Class-A office building will be within walking distance of Watters Creek and the planned Allen Hotel and Convention Center. 

Eventual build-out of One Bethany at Watters Creek includes a mix of multi-tenant and single-tenant build-to-suit Class-A offices on the office park’s remaining 14 acres.

The five-story building designed by BOKA Powell is the initial phase of One Bethany. It will have a 570-space parking garage. Amenities include a conference center, a fitness center, a talent lounge and a training room. A second phase will have an additional 250K SF. 

Balfour Beatty Construction will complete the project in Q1 2018. JLL’s Daryl Mullin, Chris Doggett and Blake Shipley will lead the leasing and marketing efforts. JLL will also manage the property. The leasing team has secured soft commitments for a significant portion of the building, including a restaurant on the ground floor.
